New Construction Landscaping in Seattle: What to Fix Before You Plant

A newly built or renovated home can leave the yard looking ready for plants while important site questions remain unresolved. Construction may change soil, water movement, access, and the space available to existing tree roots. Utility work, temporary storage, and equipment routes can leave less visible changes below the surface.

Start with the property as it exists now. Record what is visible, separate observations from assumptions, and identify the questions that need testing or qualified review. Plant choices come later, after the site can provide suitable rooting space, water conditions, and access for installation and care.

Walk the Site Before Planning the Planting

Begin at the house and walk every edge of the future landscape. Note doors, gates, stairs, paths, retaining features, utility covers, hose connections, downspouts, drains, paved surfaces, and existing plants. Include any route that people, equipment, or materials may still need to use.

Look for changes in surface level, soil color, texture, or firmness. Record low areas, bare slopes, tire tracks, stockpile locations, buried debris at the surface, and places where different soils meet. These observations create a map for later questions; they do not establish a cause or treatment.

If possible, compare the site in dry weather and after rain. A dry visit can show cracks, hard surfaces, or routes that receive repeated traffic. Wet-weather observations can reveal puddles, muddy transitions, sediment trails, and concentrated flow from roofs or paving.

Include daily use in the walk. A planting bed beside the only equipment route may be vulnerable to future traffic. The narrow side yard may need to keep clear access to utilities or building systems. Look for Compaction and Disturbed Soil

Construction disturbance varies within a property. One area may contain retained topsoil, while another may contain fill, mixed layers, buried material, or soil pressed by repeated traffic. Avoid describing the entire yard with one soil label before it has been assessed.

Decide What Requires Testing or Professional Assessment

Sort the site record by question rather than by a preferred solution. Some observations can be documented during a landscape assessment. Others require a qualified specialist, current project records, laboratory testing, or municipal review before the landscape scope can be confirmed.

Use closer review when the site record shows:

  • abrupt or unknown soil layers, buried debris, an unusual odor, or a suspected contaminant;

  • standing water, erosion, unexplained discharge, or grade changes near structures or neighboring property;
  • uncertain utility locations or planned work that could disturb a utility area;

  • existing trees with root-zone disturbance, grade changes, wounds, instability, or an unresolved protection boundary.

The assessment should state what is known, what remains uncertain, and who owns the next decision. A soil test does not answer a drainage or structural question. An arborist review does not locate utilities. Clear ownership keeps one finding from being stretched beyond its purpose.

Avoid universal repair instructions while these questions remain open. Grading, drainage, soil decompaction, amendment, and root-zone work can create new problems when applied without site evidence. The same boundary applies to excavation, retaining conditions, and utility conflicts.

Site repair should protect useful soil, existing plants, habitat, and water relationships when the assessment supports retention. Begin any care response with diagnosis, then choose an ecological or least-toxic method for the identified condition. Do not substitute homemade toxic treatments, toxic fertilizers, or toxic chemical pesticide and herbicide use for that assessment.

Planting Begins After the Site Can Support It

Planting can move forward when the proposed root zones have known soil and water conditions. Access for installation and long-term care should also be clear. Utility, tree-protection, grading, drainage, structural, and code questions that affect those areas need resolution first.

Match plants to the confirmed site rather than to a general idea of Seattle soil. Light, rooting space, seasonal moisture, mature size, nearby trees, and maintenance access can vary across one property. The plan may need different planting responses in areas only a few feet apart.

Keep a final site record with test results, qualified reviews, protected areas, access routes, and unresolved limits. Give the installation team the same current information.
