An irrigation tune-up starts with observation. Run the installed system as it stands, watch each zone, and record what reaches the plants, soil, pavement, and structures. A short inspection can separate visible maintenance needs from larger questions about soil, drainage, plant fit, or system design.
Use the same route through the yard for every zone. Take photographs and note the zone number, component location, and symptom you see. That record gives you a useful basis for deciding what needs simple maintenance and what deserves professional review.
Run Each Irrigation Zone and Watch What Happens
Turn on one zone at a time and walk its full coverage area. Start near the valve or first visible component, then follow the line through the planting. Watch what happens when the zone begins, while it runs, and after it stops.

Keep your first pass observational. Record what you can see and hear without taking apart buried lines, valves, a backflow device, or the controller. If a component looks unsafe, stop that zone and include it in the professional-review list.
Find Leaks, Damage, and Blocked Emitters
Look for broken or tilted sprinkler heads, missing parts, cracked tubing, disconnected fittings, and water surfacing where no outlet is visible. With drip irrigation, compare nearby emitters. A dry outlet beside flowing outlets may be blocked, damaged, disconnected, or affected by another condition that needs closer assessment.
Listen as well as look. Hissing near a connection, sputtering at an emitter, or water continuing after a zone stops belongs in the site record. Mark the location with a reusable flag or a photograph that includes a fixed landmark.
Avoid diagnosing the cause from one symptom. Pooling near a line may point to a leak, but it can also reflect compacted soil, a low spot, or poor drainage. A blocked emitter may be a local part problem or one sign of a wider flow issue.
Mark Overspray and Uneven Coverage
Stand where you can see the full zone. Note water reaching sidewalks, walls, fences, driveways, or other areas outside the intended planting. WaterSense identifies spray directed onto hardscape as a condition to correct.
Next, compare coverage within the planting area. Mark places receiving little visible water and places where water collects quickly. Also note misting, tilted heads, blocked spray paths, and plants that have grown into the irrigation pattern.
Uneven coverage is an observation, not a repair specification. Do not change pressure, nozzle combinations, or zone layout from a visual guess. Photographs taken from the same position can help a qualified reviewer compare the pattern across the zone.
Check Whether Plant Needs Have Changed
An installed zone reflects the landscape at an earlier point in time. Plants grow, canopies widen, roots occupy more soil, and planting beds change. A head or emitter that once had open access may now sit behind dense foliage or serve a plant that has been moved.
Walk the zone again with the irrigation off. Compare the current planting with the outlets you recorded. Note removed plants, new additions, mature shrubs, bare areas, and places where one zone now serves plants with visibly different site conditions.

Review the Controller for the Coming Season
Open the controller interface and record its current program before changing anything. Note which program operates each zone, whether start times are duplicated, and whether the displayed date and time are accurate. Photograph the screens or write down the settings so you can restore or discuss them later.
Seasonal review means comparing the controller with current weather, plant conditions, and what you observed in the yard. It does not mean copying a universal runtime or calendar date. WaterSense notes that weather- or soil-moisture-based controllers can adjust irrigation using local conditions. A controller cannot repair a leak, unblock an emitter, or correct a mismatched zone.
Keep electrical work outside a homeowner inspection. If the display fails, wiring is exposed, a zone behaves unpredictably, or the controller does not match the field observations, document the symptom and request qualified service.
Some Irrigation Symptoms Begin in Soil or Drainage
The wettest and driest-looking spots do not always identify an irrigation fault. Compacted soil may accept water slowly. Slopes can move water away from one plant and toward another. Low areas may remain wet after the zone stops, while a roof edge or hardscape may add water from outside the system.
Check the same location after irrigation and again under ordinary dry conditions. Record whether water disappears, remains on the surface, or appears beyond the expected reach of the zone. Visible runoff, erosion, persistent pooling, or water moving toward a structure calls for site and drainage review rather than another controller adjustment.
Plant stress also needs careful separation from irrigation performance. Similar symptoms can have different causes, including soil conditions, drainage, root problems, light, or plant fit. Keep the tune-up record factual: describe the plant, the soil surface, and the water pattern without assigning a remote diagnosis.
When a Professional Irrigation Review Is Worthwhile
A qualified review makes sense when the system has repeated leaks, multiple damaged components, persistent uneven coverage, controller faults, buried-line concerns, or symptoms that remain unclear after a zone-by-zone inspection. It is also appropriate when repair would involve valves, backflow equipment, wiring, pressure diagnosis, or changes to zone design.
Bring the zone list, controller record, photographs, and marked locations to the visit. Include what happened at startup, during operation, and after shutoff. Those details help the reviewer distinguish a local component problem from a soil, drainage, or design question.
