Standing water or a muddy path can make a quick drainage purchase feel urgent. Yet one wet spot rarely shows where the water began, which route it followed, or how long it stayed. A useful drainage assessment starts with those observations.
Watch the yard during ordinary rain and return after the rain stops. Mark where water enters, travels, gathers, and leaves the area you can safely observe. Photographs, a simple sketch, and timed notes can turn a vague wet-yard concern into a record that a qualified professional can evaluate on site.
Watch the Yard During Ordinary Rain
Choose a familiar rain event rather than waiting for an extreme storm. Observe from a stable, safe place. Avoid moving water, flooded surfaces, unstable slopes, and any area where you cannot see firm footing.
Begin before the yard is fully wet if possible. Take one photograph from each useful viewpoint, then repeat those photographs during the rain and after it ends. The matching views show changes that memory can blur.
Write down when the rain began, when you first noticed surface flow, and when visible ponding disappeared. You do not need to diagnose the cause. The goal is to capture a sequence that someone else can follow.
Mark Where Water Enters the Property
Start at each visible source. Water may appear below a roof edge or downspout outlet, cross from an adjoining surface, or emerge from a higher part of the yard. Mark the first place where you can actually see it.
Keep observed facts separate from assumptions. For example, write “water first appears beside the north path” rather than assigning an unseen source. If water crosses a property edge, record the location and direction without reaching a conclusion about ownership or responsibility.
Give each entry point a simple label on your sketch. Take a photograph that includes a fixed reference, such as a step, fence post, or planting-bed corner. That reference will make later photographs easier to compare.
Trace Flow Across Roofs, Paths, Slopes, and Soil
Follow the visible route from a safe position. Draw arrows where water crosses paving, follows a path edge, runs down a slope, or spreads across bare or planted soil. Note where one route divides or several routes meet.
Surface changes deserve attention. Water may move quickly across a hard surface, slow at a planted edge, or disappear from view in soil. Record what you see without assuming that disappearance proves absorption or that a damp area identifies the underlying cause.
Slope and soil context matter before design begins. The Seattle SDOT memo for a specific voluntary curbside rain-garden program calls for site evaluation before design. Its review includes slope, soil drainage, roots, and other conditions. Those program criteria do not transfer to a private yard, but the sequence is useful: understand the site before choosing a response.
Record Ponding, Erosion, and Saturated Areas
A route map shows where water travels. Add a second layer for places where water remains or leaves visible change. Mark each area on the same sketch so the route and its effects stay connected.
For ponding, note when it first appears and how long it remains after rain. Use a fixed object in photographs to show the same location over time. Avoid entering the water to take measurements.
For saturated soil, record the visible boundary and how it changes after the rain. A soft lawn edge, glossy soil surface, or persistent damp patch is an observation. It does not establish soil type, subsurface conditions, or a solution.
For erosion, photograph exposed soil, small channels, displaced mulch, or sediment deposited farther downslope. Record whether the marks appeared during this event or were already present. Escalate active or severe erosion for qualified site review instead of testing a remedy during wet conditions.
Repeat the record during more than one ordinary rain when it is safe to do so. Similar routes across several observations give an assessor more context. Different routes are also useful because they show that the site does not respond the same way every time.
Separate Observations from Drainage Solutions
An observation names what happened: water crossed a path, gathered beside a step, or carried sediment to a lower bed. Diagnosis explains why it happened. Selecting a drainage response follows review of the cause, site constraints, and jurisdiction.
Keep those stages distinct in your notes. Labels such as “needs a drain,” “needs grading,” or “ideal rain-garden location” jump ahead of the assessment. Replace them with visible facts, times, directions, and photographs.
This boundary matters because similar-looking wet areas can involve different site conditions. A solution chosen from one photograph may overlook slope, soil, roots, existing construction, or a connection outside the visible area. Those facts require on-site evaluation.

Water Near Buildings and Public Areas Needs Qualified Review
Water moving toward a building, appearing near an entry or stair, or crossing an area used by the public deserves prompt qualified review. The observation does not establish a foundation problem, infrastructure fault, or responsible party. It identifies a location where remote advice is insufficient.
Public edges add rules and site facts that a yard sketch cannot resolve. The King County rainy-day guidance notes that rainwater connection rules vary among areas. Program eligibility also depends on location. Confirm the site and jurisdiction before changing how water is routed.
Photograph the water from a safe position and mark the nearest building edge, sidewalk, curb, or property boundary on the sketch. Then share the record with a qualified professional who can determine which additional review applies. Questions about utilities, public right-of-way, grading, setbacks, or permits need confirmation for the exact property and proposed work.
Urgent safety or active damage concerns belong with the appropriate emergency, building, or public authority. A landscape article cannot assess those conditions remotely.
Bring a Useful Site Record to the Assessment
Organize the record so another person can understand it without reconstructing the event from scattered photographs. A useful packet includes:
- a simple yard sketch with entry points, arrows, ponding areas, and visible exits;
- photographs from matching viewpoints before, during, and after rain;
- dates and approximate times for rain, surface flow, ponding, and drying;
- notes on saturated soil, erosion, sediment, and routes that changed between events;
- locations of buildings, paths, steps, planted areas, mature trees, and public edges near the observed water; and
- questions you want the assessor to answer, kept separate from proposed solutions.
