A residential rain garden starts with one yard, one runoff source, and one possible receiving area. Before choosing plants or shaping a basin, find out where the water comes from and what the surrounding yard still needs to do.

Begin with the Runoff Source and the Part of the Yard It Reaches
Start by tracing water during ordinary rain, when it is safe to observe the yard. A roof downspout is different from sheet flow across a driveway, water arriving from uphill, or a wet area with no obvious surface source. Record the source instead of treating every puddle as the same drainage problem.
Follow the visible route from the source to the low area and beyond it. Note where water crosses a path, collects beside a planting bed, reaches the sidewalk, or continues toward another property. Photograph the route from several angles. A short video during rain may reveal movement that dry-weather photos miss.
The receiving area also needs context. Mark nearby foundations, retaining walls, mature trees, utilities, hardscape, and property edges for the site assessor. These observations do not establish a design or prove that the ground can accept the water. They show which conditions need direct investigation.
It also helps to separate an occasional storm pattern from a persistent wet area. Write down when you notice standing water, how the area changes after rain, and whether the same patch stays wet during otherwise dry weather. The history is more useful than a single snapshot.
A Rain Garden Must Fit the Site and Daily Use
A retrofit changes more than drainage. It gives part of the yard a new shape, planting scheme, water route, and maintenance role. The proposed area still has to work with household movement, the existing landscape, and plans for the property.
Walk the yard as you use it. Trace the route from the house to the gate, bins, shed, parking area, hose connection, and garden beds. Watch where children or pets play and where guests leave the main path. A receiving area that interrupts an essential route may create a daily conflict even if it first looks open on a plan.
Soil and Drainage Need On-Site Evidence
Surface appearance alone cannot answer the soil and drainage questions. Water may collect because of the soil, grading, a compacted layer, an obstructed route, or another condition that needs diagnosis. A dry summer observation cannot show how the same ground behaves through a wet Seattle season.
An assessment should connect the runoff source with evidence from the proposed receiving area. That includes local soil and drainage behavior, the surrounding grade, and a safe route for water when the proposed feature receives more than it can hold at one time. The answer may vary within the same yard, especially where prior construction or fill changed the ground.
Avoid copying a basin depth, soil recipe, infiltration result, or setback from another property. Those details depend on the actual site and the current rules that apply to the work. The goal of the first visit is to identify what needs verification, not to make the yard fit a predetermined rain-garden detail.
Paths, Play, Planting, and Maintenance Need Space
Draw the usable yard around the possible receiving area. Keep enough information on the sketch to see paths, doors, play space, outdoor seating, existing planting, and routine work such as moving bins or a wheelbarrow. Include future plans that could change the same area.
Maintenance access belongs in that sketch. A rain garden becomes part of the working landscape, so someone needs to reach the planting and observe its condition without trampling through it. Discuss who will weed, mulch, prune, and watch the water route as the planting changes.
Choose rain-garden plants after confirming light, soil moisture, space, and maintenance conditions. Ongoing care starts with observation and site diagnosis, then uses ecological or least-toxic methods suited to the identified condition. Keep toxic pesticide and herbicide products, toxic fertilizer inputs, and improvised toxic treatments outside the retrofit plan.
When a Rain Garden Is an Uncertain Fit
Some observations call for a pause rather than a quick layout. A poorly understood water source, persistently saturated ground, a steep or unstable-looking slope, limited overflow options, or a location needed for everyday access all warrant further review. Nearby structures, large roots, utilities, and drainage features can add more questions.
These signs do not settle the decision by themselves. They show why residential retrofits need site evidence. The current RainWise eligibility guidance identifies poorly draining soil, steep slopes, and landslide-prone areas as possible barriers. A current program check and an on-site assessment must determine how that guidance applies to one address.
When the fit remains uncertain, compare the rain-garden idea with other ways to manage the identified runoff source. That comparison might include a cistern or a different green stormwater approach, depending on the property and the applicable program or site requirements. It should not begin with the assumption that every wet yard needs a rain garden.

Keep the two decisions distinct. The residential site assessment asks whether a retrofit can work with the runoff source, soil, drainage, circulation, and maintenance. RainWise asks whether the address and proposed project meet current program requirements. Both need current verification before a homeowner relies on the result.

What to Bring to a Residential Site Assessment
A concise property record helps the first conversation stay grounded in the yard. Bring the information you already have, and label estimates as estimates:
- The property address and the current RainWise map result, if you checked it.
- Photos or video that show the runoff source, route, wet area, and surrounding yard during rain.
- A simple sketch of downspouts, roof sections, paving, slopes, paths, doors, trees, structures, and property edges.
- Notes about standing water, erosion, seasonal wetness, recent drainage work, or past construction.
- Available utility, drainage, survey, or site documents, without assuming they reflect current field conditions.
- The spaces the household needs to preserve for walking, play, seating, storage, gardening, and maintenance access.
- Planned projects that could alter the roof drainage, grade, hardscape, planting, or use of the area.
- Questions about ongoing ecological care and who will maintain the installed landscape.
This record gives the assessor a useful starting point. The field visit can then test assumptions, identify missing evidence, and decide which program or technical questions need current answers.
